Servicing Documentation
Prior to the refund of your deposit you will be asked to provide any relevant servicing documentation.
For all properties this should include as-built drawings.
What is an as-built drawing?
As‑built drawings are a simple sketch or diagram showing where your water and sewer lines were actually installed on your property. They identify things like:
- The route of the water and sewer service lines
- The location of the curb stop, septic tank, well, or septic mound (as applicable)
- Depths of pipes at key points
- Distances to the property line or buildings
These drawings don’t need to be engineered. For typical residential properties, an as‑built is usually a clear, hand‑drawn sketch prepared by the contractor who installed the services.
Who prepares them?
As‑builts are normally prepared by the licensed contractor, such as:
- Your plumber (for municipal water/sewer connections)
- Your septic installer (for septic tanks and dispersal fields)
- Your well driller or water system contractor (for wells)
Contractors typically already produce installation sketches as part of their work, since service routing is documented for inspections and compliance. Request as-built drawings directly from the contractor who installed the water, sewer, septic, or well system or from your plumbing or septic installer during or immediately after the installation is complete.
If you are not connected to municipal sewer include:
- A copy of your Saskatchewan Health Authority (SHA) Wastewater Permit for your sewage system

If you are drawing water from a well include:
- A copy of the Water Security Agency (WSA) Water Rights License for the well
Note: Provision of servicing documents was not a requirement to receive the occupancy refund for permits issued prior to March 2026. However if you wish you may still supply this documentation for inclusion in your file.
