Fairway South Phase I, II & III

Landscaping Permits

Landscaping permits are not required for the majority of properties in the RM.

However, a permit is required if you:

a) are wanting to install or modify landscaping in Fairway South Phase I or II (see map) or;

b) are wanting to modify the ditch / drainage area

Fairway South Phases I & II

Lots within Phase I & II of Great Plains Leasehold's Fairway South neighborhood are subject to a restrictive covenant agreement. The regulations and requirement outlined within the restrictive covenant are the developer's but are enforced in collaboration with the RM. A full copy of the covenant can be found attached at the bottom of this webpage. 


Phase I & II of Fairway South include:

• 173, 175 and 178-208 Fairway Road

• 350-372 Emerald Park Road

• All of Huber Bay

• All of Huber Drive

 

The submission and approval of a Landscaping Plan is one of the requirements within the covenant. 

The landscaping permit process is as follows:

1. The builder or owner of the property pays a $3000.00 landscaping deposit at the time of Building Permit issuance. If you did not pay the original Building Permit fee to the rM, please contact your builder or the previous owner as the deposit may be transferred to you with their permission. 

2. When ready to landscape prepare a plan of site displaying all trees, bushes, rock and grass as is to be landscaped on a Real Property Report. Please contact a Development Officer if you require a copy of the real property report for your property.

3. Submit the plan to Great Plains Leaseholds Ltd. for approval.

4. After Great Plains approval submit a landscaping permit application to the RM Office with a copy of the approved plan attached.

5. A Development Officer will review and issue the permit. You may now begin landscaping.

6. Upon completion of landscaping, contact a Development Officer to arrange for an inspection of your property. This inspection is to ensure your submitted plan has been followed. If you have not followed the submitted plan you may be required to modify your landscaping.

7. After you have passed the inspection the Developm`ent Officer will arrange for a surveyor to measure the elevations at your property. The cost of the survey will be deducted from the $3000.00 deposit. Following the survey a major issue is identified you may be required to modify your landscaping.

8. Once the elevation survey has been approved and all issues resolved, the remaining landscaping deposit may be refunded.

 

Unless otherwise permitted by the Developer:

  • Landscaping should be completed within 2 years of occupancy, or 3 years after construction has commenced
  • Xeriscaping / Xerogardening is not permitted in the front yard, side yard or ditch area
  • The ditch area must be seeded or sodded
  • Cottonwood poplars are not permitted
  • A minimum of thirty (30) trees or shrubs are required

Ditch Modifications

Modifications to the drainage / ditch area of a property are typically not permitted and are strongly discouraged. As the RM has no stormwater sewer the ditch acts as a natural form of drainage - paving, rocking or otherwise modifying the ditch can impede the flow of water and reduce ground absorption increasing the risk of flooding for you and your neighbors.

Any proposed modifications to the ditch require a Development Permit and must be reviewed by a member of Engineering and Public Works and will mostly likely be denied. Please contact a Development Officer before applying.
