Zoning Letter
A Zoning Letter is a letter that confirms the zoning district of a property per the RM’s Zoning Bylaw No. 2019-20. It is intended to inform interested parties (i.e. property owner, property purchaser, real estate agent, lawyer, or lending institution) of the associated zoning district for an individual property. A Zoning Letter is not a Zoning Compliance Certificate since no Real Property Report is submitted for review to confirm compliance with development standards.
What does a Zoning Letter include?
A Zoning Letter includes:
- Identification of the property's zoning and a description of the intent of the zoning district; and
- A list of permitted and discretionary uses within the associated zoning district.
How to request a Zoning Letter?
Any interested party (i.e. property owner, purchaser, real estate agent, lawyer, or lending institution) can apply for a Zoning Letter. To apply:
- Complete and submit an Application Form to the RM Office by dropping it off in-person, mailing it to 100 Hutchence Road, Emerald Park, SK, S4L 1C6, or emailing it to info@edenwold-sk.ca
- Pay a $25.00 Zoning Letter fee to the RM at the time of application. Click here to learn about payment options.
- The RM will issue the Zoning Letter within 3 business days. Complex requests may take longer.
Zoning Compliance Certificate
A Zoning Compliance Certificate is a document that confirms zoning and development information and the permit history of an individual property. A Zoning Compliance Certificate is intended to convey important information to potential purchasers or other interested parties of site development standards, building compliance, and permitted/discretionary uses within the associated zoning district.
What does a Zoning Compliance Certificate include?
A Zoning Compliance Certificate includes:
- Identification of the property’s zoning and a description of the intent of the zoning district;
- A list of permitted and discretionary uses within the associated zoning district;
- An itemized list of permits the RM has issued for the property, including the permit number, the issue date, and a description of the status of each permit;
- Confirmation of development compliance with municipal bylaws;
- Identification of any orders that have been issued for the property; and
- Identification of any other items deemed important.
Note: A Zoning Compliance Certificate reflects the results of existing RM records ONLY and is provided for general information purposes.
How to request a Zoning Compliance Certificate?
Any interested party (i.e. property owner, purchaser, real estate agent, lawyer, or lending institution) can apply for a Zoning Compliance Certificate. To apply:
- Submit a completed application package to the RM Office by dropping it off in-person, mailing it to 100 Hutchence Road, Emerald Park, SK, S4L 1C6, or emailing it to info@edenwold-sk.ca. A completed application package includes:
- A completed Application Form.
- A Real Property Report completed within 5 years of the date of application and drafted by a Saskatchewan Land Surveyor. If the Real Property Report was completed more than 5 years from the date of application AND there have been no changes in the number and location of structures on the property as depicted in the Real Property Report, the applicant must submit a Statutory Declaration alongside their Real Property Report.
